Our Valuer, Lindsey, will visit your property and, as well as advising you on an asking price, she will recommend a marketing strategy and discuss and agree with you a plan to suit your specific individual needs and requirements. We feel this is particularly important when we are selling a property for someone in a vulnerable position or difficult situation.

Once we are instructed, our sales team will then give you feedback after all viewings, which will be carried out by one of our team or by other arrangements to suit you, and, unlike most Agents, we offer a 7 day a week viewing service We will negotiate offers and ensure we get the best price we can and then progress the sale all the way through, keeping you regularly updated, as smoothly as possible from when you accept an offer to the day completion.

Timescales

We are often asked how long it takes to sell a property – The average time from acceptance of an offer to completion is currently around 12 - 16 weeks, but this can vary considerably and each transaction is entirely unique and could take a shorter or longer time to go through. This will always depend on the length of the chain in both directions, if there is one, and the circumstances of the other parties involved along with the actions and proactiveness of the Solicitors involved.

Solicitors

It is imperative to make the right choice of Solicitor and we are happy to advise and guide you in this regard. As with Estate Agents, the cheapest is not always the best!

Fees

We will discuss and agree our fees when we design and tailor the appropriate marketing package to suit your property and your specific requirements. We will also do our best to comply with your requirements with regard to time frame for commencing actively marketing your property.

Paperwork

We will guide you through the logistics of dealing with the necessary paperwork and essential legal requirements, such as an Energy Performance Certificate and proof of ID, which is needed in order to comply with Anti-Money Laundering Regulations.

Marketing

Our portal uploads are immediate, there is no 24 hour delay when it comes to showing your property and we will alert you to the property going live, along with our social media posts.

But what happens if your property doesn’t sell? We will conduct regular reviews of the interest in your property, the demand for viewings and the asking price – no property’s true value can be known for sure until it hits the market and we can review and re-assess if necessary. We don’t tie our clients into a fixed term contract and only ask for 14 days’ notice if you wish to take you property off the market because we are confident in the level of service we provide. We work on a ‘No Sale, No Fee’ basis.

Viewings

We provide a 7 day a week viewing service, always accompanying potential buyers to vacant properties or those occupied by tenants. It is entirely up to the sellers of occupied properties as to who accompanies the viewings – we can, they can, or we can do them between us – we will fit in with whatever they require. Whichever way the viewings are carried out, we always confirm the viewing appointments by e-mail beforehand and follow up each one afterwards in order to provide our seller clients with feedback from the potential buyers. This feedback is invaluable and can bring attention to changes that may need to be made with regard to the approach to marketing or improvements or changes that may need to be made to improve the appeal of the property.

Support

When it comes to interest levels, viewing feedback and offers, we guide you every step of the way enabling you to make an informed choice as to how to move forward with your sale.

Once a sale has been agreed, we work hard to progress each sale we handle towards exchange and completion as quickly and smoothly as possible, liaising with and updating both sellers and buyers throughout, keeping in regular contact with mortgage advisors, Solicitors and anyone else involved in the transaction. We also endeavour to deal with and resolve any problems along the way as quickly and effectively as possible

If a property is empty and the owners live away, if requested, we will take meter readings immediately prior to completion and forward these on. On completion we usually deal with handing over the keys to the buyers, once we receive confirmation from the sellers’ Solicitor that they have received the sale proceeds and completed the sale.
